Guide for new tenants
Contact us to register your details and the type of property you are looking for. We will then look on our database and match your requirements; if we have nothing suitable we will keep your details on file so that we can contact you when a property becomes available.
Finding a property
Once we find a property to meet your requirements we can arrange a viewing at times to suit you, weekends and evening included (subject to availability). Viewings are done by an experienced member of the team who can answer all your queries at the time. If you see a property that suits your needs, you will be asked to pay an administration fee and complete the necessary paperwork.
Reserving a property
Subject to satisfactory references the property can be reserved by paying 50% of the deposit. The remaining 50% will then be payable a fews days before the date you move into your property. Ashley Estates are registered with the Deposit Protection Service (DPS) and all deposits are placed with them to conform to current legislation. Please note holding deposits are non refundable.
Before moving in
Before you move into your property a full inventory detailing fixtures, fittings and the condition of the property will be prepared. A set of full digital images will also be included in the inventory; this provides protection for both the tenant and the Landlord.
Rents are normally quoted calendar monthly and payable in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
Please note that as a tenant you are responsible for the contents insurance.
