Contact us to register your details and the type of property you are looking for. We will then look on our database and match your requirements.
Finding a property
Once we find a property to meet your requirements we can arrange a viewing at times to suit you, weekends and evening included (subject to availability). Viewings are done by an experienced member of the team who can answer all your queries at the time. If you see a property that suits your needs, full referencing will be carried out and you will be asked to complete the necessary paperwork.
A holding deposit, equivalent to one weeks rent, is required to reserve a property whilst referencing checks are carried out. If successful, this will be used to offset your move-in costs (deposit + first month rent). Where rent is not advertised as weekly, the holding deposit will be calculated as such:
Monthly rent x 12 Months/52 Weeks.
Please Note: This will be withheld if any relevant person (including any guarantor(s))
- Withdraw from the tenancy before the deadline for agreement, which is 15 calendar days after the holding deposit is paid
- Fail a Right-to Rent check, regardless of when the deposit was accepted.
- Provide materially significant false or misleading information to the landlord, agent or referencing company, which could affect their suitability to rent the property
- Fail to sign their tenancy agreement before the deadline for agreement, (unless a written extension date is mutually agreed by tenant, landlord and agent)
- Fails to take all reasonable steps to enter into a tenancy agreement.
Upon receipt of satisfactory references, all deposits are protected to conform to current legislation. Ashley Estates are registered with the Deposit Protection Service (DPS).
Before moving in
Before you move into your property a full inventory detailing fixtures, fittings and the condition of the property will be prepared. A set of full digital images will also be included in the inventory; this provides protection for both the tenant and the Landlord.
Rents are normally quoted calendar monthly and payable in advance. The tenant is responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
Please note that as a tenant you are responsible for the contents insurance.
